How Home Buying Works
WHAT TO EXPECT
First, we evaluate your property online for an initial screening. If the house falls within our investors’ criteria, we move onto the next step.
Then we will do an in-person evaluation of your house. We will see what it will take to renovate the house. The data will be given to one of our many investors. An offer to purchase is then written.
You will review the offer and we will be happy to answer any questions. If you agree with the offer, then sign it and we will start the closing process. We will handle all the closing details/paperwork at no cost to you. Remember our investors pay all the closing fees and commission.
Once we have secured the title insurance policy we can close. This can take as little as 7 days. If you cannot handle 7 days and need more time let us know at the time of offer. Our investors have flexibility.

The investor looks at costs put into the houses such as: insurance, materials, labor, permitting, surprise findings, risk tolerance and expected value after the job is completed.
The investor knows a reasonable “as is” offer is expected by you. The investor is looking for a win-win outcome where you are satisfied with the price and the investor can make a fair profit.
If you decide this is not right option for you, we can still help you. We are licensed agents with the experience to advise you with alternative options. The bottom line is, we have solutions for you.
Our investors are aware of the risk in real estate investing and will build that into the offer for your house. The investors also understand that they will need to make a reasonable offer.

Are there any administrative fees?

Who is responsible for paying off the mortgage?
The closing title company will contact your lender to get the payoff amount. The title company will wire the payoff amount to your lender.
Who do you represent?
How do you get your money from the sale of your house?
At the closing the title company can wire your money to your bank or give you a check.
